This is my second home staging job posting in as many days. The last project was in the Dallas Fort Worth area of Texas.
Today, I have a Home Staging Job in Long Island. It’s a For Sale by Owner opportunity in Suffolk County, New York.
If you’re in the Long Island real estate market area, you might be interested in helping the doctor who owns the house and is selling it on his own.
I’ve spoken about For Sale by Owner (FSBO) opportunities for home stagers in the past. One of the downsides of chasing FSBOs is that often they don’t want to spend any money (that’s why they didn’t hire a real estate agent).
However in this case, the owner/seller has reached out to me because he knows he needs home staging advice. After looking at the brochure he put together for the sale of his home, I agree!
The above living room photo is only one of many he included in his brochure and his online listing. It’s not a bad room, but how many home staging mistakes can you spot?
I don’t blame him, he’s a doctor. I’m sure I couldn’t do what he does for a living, and he should leave the home staging who people who have an eye for it 🙂
It’s a spacious home with a lovely inground pool and a great property for a family with kids. They even have a sports court set up for tennis, badminton and volley ball!
Listed for $699,000, in an area where the average listing price is only $445,322, this 6-bedroom house needs to really stand out.
Especially online, since it isn’t being handled by a real estate agent. I’m also thinking that if the owner is a doctor, how much time does he really have for real estate marketing?
His listing photos need help, as does every room in the 6,000 square foot home, from what I’ve seen.
It will be easy to provide home staging advice to this seller because he’s very open to it.
The house is currently furnished, so you will work with what the client already has, arranging it in new and better ways.
If it were me doing the home staging consultation, I’d choose new paint colors for several rooms, recommend decluttering, rearrange the furniture, and choose new accessories.

As part of my service, I’d also include providing new photos for his real estate listing. Again, you can charge extra for that.
I have no idea how long this home has already been on the real estate market without a sale. This home staging job will make an awesome addition to your home staging portfolio and could be a terrific transformation story to share with future clients, especially in this high income area.
Home Staging Job Long Island — How to Apply
