I get tons of home staging jobs I can’t possibly do on my own because I’m too booked up with existing home staging clients and teaching and coaching the Staging Diva community. I was sad to turn down this home staging job for a $1.4 million Georgian Bay cottage. It includes picking all the colors and finishes during renovations, plus complete home staging. I’m happy to refer it to a Staging Diva Graduate and my client is waiting to hear from the right person.
This home seller is looking for a professional home stager for a 70-year old cottage in Pointe au Baril, just north of Parry Sound. It’s already furnished but it’s currently undergoing major renovations, with structural changes being made under the direction of an architect.
The client, and her contractor husband, have budgeted $100,000 for renovations, finishes and home staging!
They want someone to help them decorate the interior with a “crisp nautical theme,” including: linens for 7 beds; faucets, sinks, toilets and shower units for 2 bathrooms; light fixtures, and any other necessities you might suggest. You’ll be working with a combination of existing furniture and items you want to add.
This is a major staging job to transform an old cottage purchased for $900,000 into a high-end vacation retreat that will be going on the market in March for $1,400,000.
Imagine all the great shots you’ll get to add to your home staging portfolio! You’ll have dramatic transformations to showcase when you show before photos of the home under renovation and/or once the empty rooms are complete. You can choose colors and all the furniture and accessories for your after shots.
Documenting the transformation of this old cottage into a $1.4 million dream vacation retreat will also give you tons of content for your:

- Etc.
Please note this home staging project is only available for Graduates of the Staging Diva Home Staging Training Program. You don’t have to actually live in the cottage community of Pointe au Baril or Parry Sound of course, but make sure it’s a comfortable commuting distance for you (or build travel time and expenses into what you charge your client).
This cottage is on it’s own island on Georgian Bay, so it’s not a property that you’ll be able to drop by anytime. Personally, I’d plan on being there 3 times in total if you follow the formula I teach in Course 3 of the Staging Diva Home Staging Training Program.

It’s entirely up to you. Remember you’ll be making money on this project from not only your consulting, shopping and travel time, plus you can make a commission on any accessories they buy if you follow the advice I give you in Course 5 of the Staging Diva Home Staging Training Program!

Wow! What a great opportunity! The fact that the homeowner knows they want to decorate in a nautical theme is very handy! Sounds like a ton of fun! There are soooo many great decor stores in that area too! Unfortunately, I’m not currently a graduate of the Staging Diva program but I do have family that live in that area and it’s beautiful!
